How? Almost all homeowner policies today provide for "Replacement Cost Value". So whatever the cost to replace at today's price, the insurance company will pay it. Before you get the idea the insurance company is doing you such a favor remember you and all the other policy holders are paying for this coverage.
Why? A near as I can tell it's actually to benefit the insurance companies. If they only paid the depreciated cost of the roof many homeowners would not have the balance to pay for a new roof and would just simply spend the money. Then the insurance company would be insuring a home with roof damage and eventually paying claims for structural, interior and contents damage.
How do they pay? Normally when a hail or wind damage claim is paid the insurance company issues a check for the depreciated value and the balance paid upon completion of the work. So if a roof replacement is determined to be $8,000 and the depreciated (used) value is $5,000 a check will be issued for $5,000 and the balance of $3,000 less any deductable will paid upon completion of the work. Many times if your home has a mortgage the check will be made out to the mortgage company also. We as your contractor take care of getting the mortgage company to release the funds for the work to be completed. This can be a chore alone. We have a fulltime person in our office to handle these issues.
